Indirapuram, A prime property in Delhi NCR Region

The establishment of Ghaziabad in 1976 on the upper part of the Ganges plain known as Sapta Sindhu, prompted Indirapuram’s existence. Located on NH-24 Indirapuram is the most recently developed area in Uttar Pradesh. The famous landmark “kaala patthar” is also situated here; it is built with granite laid down as the foundation stone by parliamentarian Moti Lal Vohra. Indirapuram is one of the most well planned areas of NCR. It is divided into many khands such as Niti khand, Abhay khand, Gyan khand, Nyay khand, Vaibhav khand, Shakti Khand and Ahinsa Khand. Indirapuram boomed as a prime property destination due to its proximity with both Delhi and Noida. Thus, facilitating in its recent development as a prime property in East Delhi.

As a result prices rose threefold and amenities and facilities offered by these developers are at par with Noida and Gurgaon.

One of the main reasons for Indirapuram’s such exotic developments and popularity is also the transport facility. It is well connected through roads and metro railway. Indira Gandhi International Airport is Just 45 kilometres away and Ghaziabad railway station is newly built.

Schools include Indirapuram Public School, JKG International School, Delhi Public School, Cambridge School, etc. Hospitals include Avantika Hospital, Shanti Gopal Hospital, JS&S Multispeciality Medical and Diagnostic Centre, Fortis Hospital, Prakash Medical Centre Indirapuram etc. There are many physiotherapists in the area too.

The capital value of Indirapuram is approximately INR 3000 per square feet while the rental value has gone up to INR 2000. Property investment consultants are viewing Indirapuram as the next biggest planned city in NCR. According to a leading investment consultant  “In spite of the fall in Real Estate and property market all over the world Indirapuram consistently holds its market by 12 pct appreciation in per square feet and thus, prices are likely to go up in the near future.”
